Since acquiring Kings Worthy Court and House, Shorewood Homes, Gentian and SM:5 Developments have been working in partnership to bring forward proposals for the 3.2-acre site on the outskirts of Winchester.
A planning application has been submitted by Shorewood Homes to redevelop Kings Worthy Court, a vacant 1970s office building and its associated car park, marking an important milestone in proposals to redevelop the brownfield site. Working together, Shorewood Homes and Gentian plan to replace the outdated accommodation with a carefully designed collection of 14 new homes.
The scheme has been developed following extensive engagement with local stakeholders and has been designed to respond sensitively to its surroundings, taking inspiration from the architectural character of the adjacent Grade II listed Kings Worthy House and the historic estate buildings that once occupied the site.
The proposed new homes will incorporate a range of sustainability measures, including air source heat pumps, solar photovoltaic panels and electric vehicle charging points, helping to create highly energy-efficient homes for future residents.
Stuart Garnett, Head of Planning at Shorewood Homes, said:
"The submission of this planning application represents an important step forward in the regeneration of the Kings Worthy Court site. Our vision has always been to deliver high-quality homes that respect the character and history of the area while making a positive contribution to the local community.
Through close collaboration with our partners and ongoing engagement with local stakeholders, we believe the proposals strike the right balance between heritage, sustainability and placemaking."
Adjacent to the proposed residential development, SM:5 Developments and Gentian have been carrying out essential repair works to the Grade II listed building, Kings Worthy House. This property, which has most recently been used as offices is being marketed for a range of commercial uses.
Alex Hirst, Property Director at Gentian said:
"Kings Worthy House is an exceptional building suited to a range of potential uses. Its generous car parking, attractive setting and extensive outdoor space make it well suited to a variety of occupiers, such as a nursery, office, private healthcare, or other community-focused uses. We are open to exploring proposals from interested parties and are seeking an occupier that will complement the adjoining residential development proposed by Shorewood Homes and enhance the wider scheme."
Shorewood Homes' planning application for Kings Worthy Court is now under consideration by Winchester City Council. Subject to approval, construction of the new homes could commence later this year.
Kings Worthy House, currently undergoing comprehensive refurbishment, is available for commercial use (class E), full details are available from commercial property agents Goadsby and Vail Williams.
