Gentian has developed and acquired a number of properties including offices, residential, industrial, farm land and retail in various locations in the UK from Southwold to Winchester, from Farnham to the Cotswolds. Gentian focuses on locations that have strong occupier demand in affluent neighbourhoods and where there is a strong commercial logic for long term growth underpinned by constrained supply. Projects range from £1m to £20m.

Gentian has a dedicated team of real estate professionals based in Winchester and long standing relationships with design team consultants and building contractors. Gentian has its own portfolio of real estate assets but for larger projects enters into joint ventures with high net worth investors to access deeper levels of funding.

Current Project

Gentian acquired 126 High Street in summer 2021 for £2.35m.

The entire 6,500sqft building which was previously home to Laura Ashley is currently occupied by the popular outdoor clothing and equipment brand, Mountain Warehouse. The lease runs until 2031.

Gentian recently spent £42,000 on external works to enhance the building.

Current Project

Gentian acquired 17-18 High Street in Chipping Norton in September 2023 for just under £1m. Chipping Norton is an historic and attractive Oxfordshire town known as 'The Gateway to the Cotswolds' situated in an area of outstanding natural beauty.

The 5,220sqft (485sqm) building is majority let to Books UK Ltd on a 5 year lease expiring July 2025 and includes a three bedroom maisonette above the pharmacy.

Gentian acquired 28 High Street, Winchester at the end of 2021 for £1.8m.

The building is a total of 3,250sqft; the basement, ground floor and part of the first floor are leased to Fat Face.

Gentian has fully refurbished the building at a cost of £225,000 and also agreed to remove a 2024 tenant break in Fat Face's lease securing their Winchester High Street occupation for 5 more years.

Gentian acquired this prominent grade II listed retail unit for £1.625m in June 2021.

The entire 3,567sqft building is currently occupied by popular clothing brand Seasalt Cornwall. The lease runs until 2029.

This asset was sold in August 2022 to a local investor.

One of Winchester’s most prominent buildings is fully occupied for the first time in nearly a decade after a £3 million refurbishment. Major construction firm Milestone Infrastructure has a 20-year lease on 15,000 sq ft of office space in the part-Grade II listed city centre Trafalgar House.

The main building was subsequently divided into four individual units before three units were sold on a freehold basis.

Gentian retained the common parts and Unit 1c which was let to Papa John's on a 15-year lease from 2013 at an initial rent of £15,000 per annum.
