What we do

Our development arm specialises in roadside retail, drive-thrus and EV charging stations and also delivering housebuilders S106 obligations to provide new retail centres and community hubs.

Our town centre regeneration team focuses on acquiring high street properties and adding value by working with tenants to ensure the space is fit for purpose which includes improving the EPC rating, undergoing refurbishments and converting the upper floors to alternative uses.

Our retail experience helps us to identify prime roadside retail and electric charging stations for our operator partners. This experience also ensures that we can provide the optimum local retail centre line up and design for new housing developments.

How we do it

We begin by conceptualising and designing the property by engaging architects, engineers, and other professionals to create detailed plans and blueprints. All factors, such as functionality, aesthetics, environmental impact, and the occupier’s occupational requirements are considered during this phase.

Financing

Once the design phase is complete, we focus on securing the necessary funds for construction. This can involve a variety of financing options, including loans from banks, partnerships with investors and utilising internal capital.

Construction

We work closely with our long term partners to execute the building plans. Our trusted project managers oversee the construction process to ensure adherence to timelines, quality standards, and safety regulations. Regular inspections and quality control measures are implemented to maintain construction standards.

Property management

Once the property is built, we shift our focus to managing and maintaining it. Property management involves tasks such as tenant acquisition and retention, rent collection, property maintenance, repairs, and resolving tenant issues.

Gentian acquired 28 High Street at the end of 2021 for £1.8m.

The building is a total of 3,250sqft; the basement, ground floor and part of the first floor are leased to Fat Face.

Gentian has fully refurbished the building at a cost of £225,000 and also agreed to remove a 2024 tenant break in Fat Face's lease securing their Winchester High Street occupation for 5 more years.
