Gentian has worked with many NHS Trusts in England and Wales providing new clinical facilities, smart new main entrances with new reception facilities and car parking. Gentian has also worked with various consortia on many Private Finance Initiative projects to provide brand new hospitals to the NHS.

Where possible Gentian will secure third party income such as retailers, car parking income, to enable the project to be funded with little or no cost to the public sector body and often with an ongoing return for many years.

Gentian has been backed by Innisfree one of the largest investors in infrastructure in the UK since 2005.

What we do

Design

We design facilities which sit comfortably within existing buildings.

Build

We build new facilities on time and on cost, with minimal inconvenience to the smooth running of the hospital. We also refurbish existing buildings to incorporate retail outlets.

Finance

Our model is proven through our 20 years of successful operation. We have a library of precedent documents and a long-term relationship with our funders.

Operate

We lease retail units and cafes to reputable operators familiar with hospital environments. We take responsibility for void periods. We maintain and repair our facilities and serve as the principal contact for the trust.

Management

We recognise potential for development, resolve procurement issues and make recommendations on layout and tenant mix.

Advice

We advise Trusts and their PFI partners via a fee based consultancy service. We help Trusts find the right tenant, achieve the best rental income and secure suitable lease terms. We also advise on location and space requirements based on the existing hospital estate.

Gentian, designed, financed, and carried out major improvement works to the main entrance, reception, concourse and food court within the Hospital at nil cost to the Trust.

Broomfield Hospital, Chelmsford

Gentian were involved in the new PFI hospital at Broomfield as the original developers of the car park upon which the new hospital was built. Gentian restructured their existing car park lease and purchased a 30 year head lease for the retail and café areas in a new main entrance.

Finchley Memorial Hospital, North Finchley

In 2013 Gentian acquired a 30-year lease on the café unit within the new PFI-funded Finchley Memorial community hospital.

In 2009 Gentian acquired a 38-year underlease of the retail units within the PFI-funded extension to the Freemen Hospital.

Gentian first acquired a retail interest at the Gloucestershire Royal Hospital in 2005 when the new PFI-funded hospital opened. A second interest was secured in 2009 with the underlease of the retail elements in the Tower block main entrance.

In 2015 Gentian were granted a 15-year headlease, directly from the Health Board, for the three retail units within the new main entrance concourse at Morriston Hospital.

Gentian's involvement at the QMC in Nottingham dates back to 1995 when the initial 25-year headlease on the retail element of the main course was granted.

Gentian has leases on a total of 10 retail and café units within the RVI Hospital in the centre of Newcastle, as tenants of both the Trust and the PFI Project Co.

Gentian undertook a comprehensive redevelopment of the Main Entrance and the Cardigan Wing entrance in 2010 including new clinical treatment facilities a new waiting room and a new phlebotomy area. The project was delivered at nil cost to the Trust and was financed using the retail income from Costa Coffee and WHSmith.

Gentian acquired the retail head leases within the main entrance concourse of the new PFI-built St Helens Hospital, as part of a package also involving Whiston hospital, which is within the same NHS Trust.

Gentian initially held the headlease on retail space at the North entrance at Tameside Hospital, before acquiring the headlease in the new PFI-developed Hartshead Shopping Mall at the south entrance. Gentian surrendered their original accommodation back to the Trust to be reassign for non-retail use.

In 2011 Gentian paid a capital contribution for the benefit of the underlease of the retail element within the main entrance concourse of the new Tunbridge Wells hospital in Pembury, Kent.

Gentian hold the underlease for the retail element of the new Coventry hospital in Walsgrave, completed in 2006.

Gentian designed, financed and constructed a new Main Entrance for the Hospital in 1998 at nil cost to the Trust and paid a share of the income.
