Gentian were involved in the new PFI hospital at Broomfield as the original developers of the car park upon which the new hospital was built. Gentian restructured their existing car park lease and purchased a 30 year head lease for the retail and café areas in a new main entrance.
What we did
Gentian were involved in the new PFI hospital at Broomfield as the original developers of the car park upon which the new hospital was built. Gentian worked with the Trust to restructure the car park lease which still continues and subsequently made a financial contribution to the cost of the new hospital by purchasing a 30 year head lease for the retail and café areas in a new main entrance constructed by Bouygues in 2010.
Gentian sub-let the new retail units to M&S Simply Food, WHSmith and an Elior own brand premium coffee shop to create a vibrant thoroughfare. Gentian’s project team ensured the retailers fit outs were managed sensitively allowing for the Hospital environment and that they were delivered on time and within budget.
Gentian’s inhouse estates team manages the retailers occupation including collecting the rents and service charges and taking all financial and operational risks associated with the space.
