Gentian was granted a twenty-five-year head lease upon completion of the works and pays a fixed ground rent. Gentian’s inhouse estates team manage the retailer’s occupation including collecting the rents and service charges and taking all financial and operational risks associated with the space. Gentian is also responsible for the maintenance and upkeep of the common areas and M&E equipment within the concourse and have recently carried out a full replacement of the air conditioning and AHU system and installation of new energy efficient lighting throughout the concourse.
Gentian brought in retailers to fund the project and brands have been regularly updated and now include M&S Simply Food, Costa Coffee and Barclays. There are also several independent retailers and Gentian’s tenant Compass operate the food court which serves as the main staff and visitor restaurant facility for the Hospital.
