Gentian designed, financed and constructed a new Main Entrance for the Hospital in 1998 at nil cost to the Trust and paid a share of the income.

What we did

The project was funded by the retail tenants which included a fully licenced Starbucks Coffee unit and the ‘Original Food Company’ deli offer in which the Health Board’s Public Health team worked closely with Gentian in agreeing a healthy options menu. These brands complemented the line up which include Boots, WH Smith, Tiger of Copenhagen, NatWest, a Post Office and a few smaller independent retailers which add to the diversity of the concourse.

On completion of the new building Gentian was granted a 20 year head lease from the Health Board which contained revenue sharing provisions enabling the Health Board to share in the success of the retail offering and with the added benefit of both party’s interests being aligned in the success of the retail. Gentian manages the retailers occupation including collecting the rents and service charges and taking all financial and operational risks associated with the space. The head lease has been extended for a further 3 years following the expiry of the original headlease.
